What It's Actually Like to Live There
Beyond the numbers — walkability, who each city tends to suit, and the schools and communities that define it.
Scottsdale is the city most Seattle transplants picture when they imagine Arizona — and it largely delivers. Old Town is genuinely walkable, with restaurants, galleries, and shops within a few blocks of each other. Outside the core, communities like DC Ranch and Kierland trade walkability for space, mountain views, and access to championship golf courses like TPC Scottsdale and Troon North.
It's the highest price point of the five, and it draws a strong mix of retirees and second-home buyers. Scottsdale Unified schools are well regarded for families who do land here with kids, though this city skews more toward buyers without school-age children.
Phoenix is the most affordable of the five core cities and the most varied — which makes it either the easiest or the hardest to choose sight unseen. Neighborhoods like Arcadia and the Biltmore corridor feel closer to Scottsdale in price and polish, while North Phoenix and Ahwatukee offer more square footage per dollar. Downtown and the light rail corridor suit buyers who want an urban, car-optional lifestyle.
Because Phoenix Sky Harbor sits inside the city itself, many Phoenix neighborhoods are the closest of any on this list to the airport — a real consideration if you'll be flying back to Seattle regularly.
Gilbert consistently shows up on national lists of the safest, most family-friendly suburbs in the country, and it's built like it — wide streets, community parks, and master-planned neighborhoods such as Val Vista Lakes and Power Ranch designed around families. The Heritage District downtown gives it a walkable pocket of restaurants and shops that the rest of the city doesn't have.
Gilbert Public Schools and the Chandler Unified boundary areas that reach into Gilbert are a major draw for families relocating with kids still in school. It's the furthest of the five from Sky Harbor, which is worth weighing if frequent Seattle trips are part of your life.
Mesa offers some of the best value in the East Valley alongside a genuinely walkable downtown — Main Street's light rail line, restaurants, and shops give it a different feel from the newer, car-first suburbs nearby. It's also home to some of the Valley's most established retirement communities, including Dobson Ranch, Sunland Village, and Leisure World.
For buyers weighing Seattle-area equity against Arizona affordability, Mesa is often where the math works best without giving up much in the way of amenities or community feel.
Chandler splits the difference between Gilbert's family focus and Mesa's retiree communities, which makes it a strong fit for buyers relocating as a multi-generational household. Downtown Chandler has a compact, walkable restaurant and brewery scene, while Sun Lakes on the city's south side is one of the Valley's best-known active-adult communities.
A major tech employer base has kept Chandler's job market strong, which matters if you or a family member will be working locally rather than fully retiring. Chandler Unified schools are well regarded for buyers moving with kids.
