Why October Through April Is the Best Time to Scout Arizona Homes
Why October Through April Is the Best Time to Scout Arizona Homes
If you are a Seattle homeowner thinking about a move to Arizona, you have probably noticed the sky getting lower and grayer. In November, Seattle averages about 6.5 inches of rain spread over roughly 20 rainy days, with only about 73 hours of sunshine for the whole month, according to climate data from Weather & Climate. Phoenix, meanwhile, is cooling into some of the best weather of the year.
That contrast is exactly why the cooler months are the best window to come see Arizona in person. Here is why, what to do with your time on the ground, and how we help at Badger Real Estate make the trip count.
The Weather Is on Your Side From October Through April
According to Visit Phoenix, average daily highs in the Valley look like this:
| Month | Average high | Average low |
| October | 88°F | 63°F |
| November | 75°F | 50°F |
| December | 67°F | 44°F |
| January | 67°F | 44°F |
| February | 71°F | 48°F |
| March | 76°F | 52°F |
| April | 85°F | 58°F |
Compare that to June through August, when Visit Phoenix lists average highs of 104 to 106 degrees. You can tour a home in that heat, but you will not want to linger in the backyard, walk the neighborhood, or sit on the patio to see how the space really feels. In the cooler months you can do all of that comfortably.
Sunshine is the other half of the story. The Arizona State Climate Office reports that Phoenix averages about 86 percent of possible sunshine over the year, ranging from about 78 percent in December and January to about 94 percent in June. Even the "gray" months in Phoenix are bright compared to what you are used to.
What You Can Only Learn by Being There
Photos and listing descriptions can only tell you so much. A scouting trip lets you check the things that decide whether a home actually fits your life:
- Sun and shade. Which way does the backyard face? Where does the afternoon shade fall? In Arizona, orientation matters for comfort and for cooling costs, and it is easy to miss online.
- The drive. Try your likely routes to the airport, shopping, medical care, and the places you will visit often, at the times of day you would really be driving them.
- The neighborhood at different hours. Walk it in the morning, in the evening, and on a weekend. You will notice noise, traffic, and the general feel of the street.
- The home itself. Ceiling heights, floor plans, outdoor living space, pools, and storage all feel different in person than they look on a screen.
- The cities side by side. Scottsdale, Phoenix, Mesa, Gilbert, and Chandler each have a different pace and price range. Standing in them for an afternoon is worth ten articles. If you are still narrowing it down, our post on which Arizona city is actually right for you is a good place to start.
A Simple Three-Day Scouting Plan
- Day one: Scottsdale and Phoenix. Start with Scottsdale and Phoenix. Tour a few homes, then spend time in the areas around them: coffee shops, grocery stores, parks, and the roads you would drive daily.
- Day two: the East Valley. Spend the day in Mesa, Gilbert, and Chandler. If you are curious about what your budget buys, see our comparison of what $500k gets you in Seattle versus Mesa. Consider touring a few new construction homes too, since they offer a very different layout and feel.
- Day three: revisit and decide. Go back to your top one or two areas at a different time of day than you saw them the first time. Take a second look at your favorite home. Sit down, compare notes, and talk through next steps.
Getting There Is Easier Than You Think

Schedules change, so check with the airline or Phoenix Sky Harbor before you book. A few days before you leave, check the National Weather Service forecast for Phoenix so you know what to pack.
One Honest Note About Summer
Arizona summers are hot, and we would rather you know that before you buy than after. A winter or spring scouting trip is the best way to fall in love with the area, but if you can, plan a second visit in summer before you commit. See how the home and the neighborhood feel in July, and ask about typical summer utility costs for any home you are serious about. We want you to move to Arizona with your eyes open and stay for good.
How to Make Your Trip Count
Before you fly, a little preparation goes a long way:
- Fill out our Dream Home Questionnaire so we can line up tours that match what you actually want.
- Browse current Arizona homes for sale and save the ones you would like to see in person.
- Talk with a lender about pre-approval before you start touring so you know your numbers. Your lender can model your exact situation.
- Read our biggest changes when moving from Seattle to Arizona so nothing about daily life surprises you.
